Disciplined selection means targeting assets in established and infrastructure-backed locations with measurable demand fundamentals, and having the patience to wait for the right opportunity.
Established locations
Mature districts have a track record: known rental demand, visible resale activity and completed amenities. Investing there replaces speculation with evidence, which is the basis of a disciplined decision.
Measurable demand
We look for demand that can be observed today — occupancy, rental absorption, transaction volumes — rather than demand that is only forecast. Where we consider emerging areas, we look for committed infrastructure and clear demand drivers.
Saying no
Discipline is as much about the opportunities we decline as those we pursue. If the price, the fundamentals or the exit do not stand up, we will say so, even in a rising market.
